Quality Whole Loan Production is not a linear process nor an absolute.
However, true risk mitigation must occur at or before funding/purchase.
Self-regulate or be regulated
Due to our industry's inability, or refusal, to self-regulate, we can expect mandates to evolve on a variety of fronts that impose regulations crafted too oftern by policy makers with limited mortage lending savvy. We must rise to meet these mandates with the intention of becoming self-regulated once again and into the future.
With that intent at the core of its industry mission, Titan offers its rules-based process and architecture – a high performance technology platform that is effectively applicable to investors, product codes, and geographies. In this environment, lenders and investors can vet the accuracy of their loan production, data integrity, and potential risk exposure.
Titan’s whole loan purchase review ensures:
The ability to vet standard and negotiated contract terms and variances per investor - per product – per loan;
Full visibility to loan quality, pricing, and suitability with scoring of loan pipelines for more “hands on” management of compliance, fraud risk, data integrity, income and valuation, servicing data and potential integration with secondary markets and/or rating agencies;
A democratization of technological resources allowing all participants to share in standardization, full imaging/archiving of loans, secure data transfer of loan data or documentation, management of MERS registration and transfers;
Escrow account analysis prior to servicing setup and boarding;
Clarity on risk exposure and the minimization of potential repurchase demand due to error in loan underwriting, closing, and/or post-closing; and
Real time and On-Demand tracking and reporting.
Titan executes standard purchase review auditing to include:
Document review for availability, completion, and accuracy of executed documents, to include undersigning or notary endorsement issues;
Data review and comparison with the source documentation or system of record verifying investor identified fields;
Review of issues identified to affect salability or loan performance as experienced or added to the business rules;
Compliance testing, using the Final HUD-1, to include: TILA, HOEPA, HPML, MDIA, ROR, FNMA/FHLMC points and fees and state consumer credit;
Integration with fraud engine; and
Escrow account analysis.
